A mill town on the Sydenham River

Strathroy was born on the banks of the Sydenham River, where the water could power mills. It grew with the railway in the 1850s, became a village in 1860 and a town in 1870. In 2001 it joined the Township of Caradoc to form the Municipality of Strathroy-Caradoc, in Middlesex County. The Official Plan calls Strathroy by far the largest settlement in both the municipality and the county.

The town is laid out around its historic downtown, near its geographic centre. The Sydenham bounds the core on the north, the CN main line runs to the south, and residential areas nearly surround it, with single unit homes the main housing type. The municipality’s heritage walk covers historic buildings in the downtown core. The Official Plan points future housing to the North Meadows area, the west end past Dominion Street and the south end below Carroll Street. Older homes close to the centre differ a good deal from new homes in those areas, so we draw comparable sales from a similar era.

Strathroy is on full municipal water and sewers, with water from the Lake Huron Primary Water Supply System, and the Official Plan makes it the focus of the municipality’s growth. Highway 402 forms the northern limit of the town and of the municipality. Past it, the north end of Strathroy’s commercial strip along Centre Road is in the Township of Adelaide-Metcalfe, and some water customers are too, so we confirm the municipality before we begin.

Comparable sales come from within Strathroy wherever the market allows. For a rural home the search moves to other rural homes, since a well and septic system make it a different kind of property. Melbourne, half in Strathroy-Caradoc and half in Southwest Middlesex, has partial municipal water and private sewage systems. For the second largest settlement in the municipality, see our Mount Brydges page. For the city to the east, see our London page.

What affects home values in Strathroy

Strathroy is the main town of western Middlesex County, with its own employers, services and housing market.

  • A town market of its own

Strathroy is large enough for most comparable sales to come from the town itself, so we keep them local wherever the market allows.

  • The Sydenham River

Homes near the river can fall within regulated areas that limit building and use. The St. Clair Region Conservation Authority currently regulates these areas.

  • The CN main line

The railway crosses the town south of the core, and how close a home sits to it is one of the location factors we consider.

  • New and older homes

Older houses near the downtown and newer subdivisions differ in age, layout and finish, and we keep those groups apart when selecting sales.

  • A municipal line at Highway 402

The municipality ends at the highway. The Centre Road corridor beyond it is in Adelaide-Metcalfe, with its own planning rules.

Appraisal questions in Strathroy

All frequently asked questions
Do you appraise homes in Strathroy and the rest of the municipality?

Yes. We travel from London to Strathroy and across Strathroy-Caradoc, including Mount Brydges and Melbourne, and to nearby places such as Kerwood, Glencoe and Parkhill.

How do you value an older home near downtown Strathroy?

The appraiser compares it with homes of a similar era rather than newer subdivisions, and adjusts for condition, updates and original detail. Tell us about any renovations when you request the appraisal.

Does being near the Sydenham River affect an appraisal?

It can. The appraiser notes whether a property falls within an area regulated by the conservation authority, since that can limit building and use, and looks for comparable sales with a similar setting.

Can you appraise a rural property outside Strathroy?

Yes, when the property is residential. The appraiser accounts for the well and septic system, the lot and any outbuildings, and compares the home with other rural sales. Commercial farm operations need a different kind of appraisal.

Can you value a Strathroy property as of a past date?

Yes. The appraiser researches Strathroy sales and market conditions around the required date, such as the date of death for an estate or the date of separation.
