Limestone, river valleys and a heritage core
St. Marys sits in Perth County but stands apart from it. Perth County says the City of Stratford and the Town of St. Marys run their own municipal governments, independent of the county’s. The site was surveyed for the Canada Company in 1839, at the junction of the Thames River and Trout Creek, and mills at the Little Falls of the Thames formed the first settlement.
The Thames once ran over limestone ledges here, powering the first mills, and the stone beside it could be quarried for building. Many 19th century limestone churches, commercial blocks and private homes survive, which gave the town its nickname, Stonetown. The Grand Trunk Railway arrived in the late 1850s, and its two large trestle bridges on limestone pillars became part of the landscape.
Council created the Heritage Conservation District in 2010, by By-law 32-2010, and the Town also has individually designated properties. Alterations to these properties are managed through a heritage permit. The district plan describes a compact commercial core with mainly residential streets around it, including many one and one-and-a-half storey cottages, with wood on many modest homes. A stone house and a modest frame cottage of the same age are not the same comparable, so we match sales by material, condition and heritage status as well as by era.
Town and countryside are separate markets here. The Town owns a groundwater supply system and a sanitary sewer system, so homes in town are compared with one another first. Rural properties beyond the town are in separate municipalities and are compared with other rural homes. Flooding is part of the local picture as well. A floodwall protects the downtown, and the core is a Special Policy Area with its own floodplain rules. VIA Rail serves the station, and the town is also home to the Canadian Baseball Hall of Fame. For the city to the southwest, see our London page.

What affects home values in St. Marys
St. Marys is a small independent town shaped by its stone, its rivers and its heritage rules.
Stone and heritage homes
Limestone homes vary widely with condition, updates and original detail, and sales of similar homes can be few, so comparable selection takes extra care.
The Heritage Conservation District
Inside the district, or on a designated property, a heritage permit shapes what an owner may change. We note that status alongside condition.
Floodplain and valley land
Lands along the Thames, Trout Creek and Birches Creek can flood or erode. The Upper Thames River Conservation Authority sets the regulatory flood line.
Infill and new homes
The Official Plan encourages infill and permits secondary units, so newer homes and older streets are compared with care.
A town market, not a county market
A home in St. Marys is compared first with others in town. Sales in Stratford or rural Perth County are a second step, with adjustments explained.

Appraisal questions in St. Marys
All frequently asked questionsIs St. Marys part of Perth County?
It lies within Perth County geographically, but the town has its own municipal government, independent of the county’s. We note the correct municipality in every report.
How do you appraise a limestone home in St. Marys?
The appraiser looks at construction, condition, updates and original detail, and compares it with other older homes of similar character wherever possible. Where stone homes are scarce among recent sales, the report explains how brick or frame homes were adjusted.
Does being in the Heritage Conservation District change an appraisal?
It can. The appraiser notes whether the home is in the district or individually designated and considers how a heritage permit affects what can be changed. Comparable sales are drawn from similar older homes wherever the market allows.
Does the floodplain affect homes in St. Marys?
It can. The appraiser notes whether a property falls within the regulated floodplain or the downtown Special Policy Area, since that can limit building and use, and looks for sales with a similar setting.
Can you appraise a St. Marys home for an estate or a past date?
Yes. An estate usually needs a value as of the date of death, and a separation as of the date of separation. The appraiser researches St. Marys sales and market conditions around that date.
