Cottages, year-round homes and the county line

Grand Bend is part of the Municipality of Lambton Shores, formed in 2001 from Bosanquet Township, the Town of Forest and the villages of Arkona, Grand Bend and Thedford. The places around it sit in three counties. Port Franks, Thedford and Southcott Pines are in Lambton Shores. Exeter and Dashwood are in South Huron, in Huron County, and Parkhill is in North Middlesex. Some addresses outside Lambton Shores still carry a Grand Bend name, so we confirm the municipality before we begin.

Housing here follows the lake. Holiday homes are concentrated in cottage communities such as Southcott Pines and Beach O’ Pines, just south of the village, alongside year-round homes in the village and the inland towns. Some cottages are lived in all year and others only in season, and that difference shapes which sales are truly comparable.

The land itself is unusual. The Ausable River once looped north to the bend that gave the town its name. Late in the 1800s a new channel was cut to the lake, and the old loop survives as the Old Ausable Channel in Pinery Provincial Park, a few kilometres south of town, with its long beach and large dune system.

Summer visitors bring rental demand. Lambton Shores requires most short-term rentals to be licensed under By-law 43-2022, so for a property used that way we ask whether it is licensed.

Land registry
Lambton is land registry division No. 25, based in Sarnia, and Huron is No. 22, based in Goderich. Which office holds a title depends on the county the property is in.
Courthouses
Lambton County’s courthouse is in Sarnia, at 700 North Christina Street, and Huron County’s is in Goderich, at 1 Courthouse Square.
Conservation authority
Lambton Shores, South Huron and North Middlesex are all members of the Ausable Bayfield Conservation Authority. Ontario plans to consolidate conservation authorities, so this may change.

What affects home values in Grand Bend

Grand Bend is a beach town first, and its housing market follows the lake and the seasons.

  • Beachfront and dunes

For homes on or near the lake, water frontage, beach access, dunes and shoreline erosion are part of the valuation.

  • Cottages and year-round homes

Whether a property is winterized and lived in all year, or used only in season, changes both its value and which sales are truly comparable.

  • Licensed short-term rentals

Rental demand is part of the market, and a short-term rental licence from Lambton Shores affects how a property may be used.

  • Three counties, three sets of rules

Lambton Shores, South Huron and North Middlesex each have their own by-laws and planning rules, so we confirm which one applies before selecting comparables.

  • A seasonal sales market

Many sales happen in the warmer months, so the appraiser looks closely at timing and selects sales as close to the effective date as the market allows.

Appraisal questions in Grand Bend

All frequently asked questions
Is Grand Bend in Lambton County or Huron County?

Grand Bend itself is in Lambton Shores, in Lambton County. Exeter, Dashwood and some nearby areas with Grand Bend addresses are in South Huron, in Huron County. We confirm the municipality for every property, since it determines the land registry office and the local rules that apply.

Can you appraise a cottage or beach house in Grand Bend?

Yes. Cottages and seasonal homes are residential properties we appraise. The appraiser considers whether the home is winterized, its water access and any shoreline or erosion concerns, and draws comparable sales from similar lakeshore properties.

Do I need an appraisal when a family cottage changes hands?

Often, yes. Gifting or selling a property to a family member, a change in use and a deemed disposition at death can all require a fair market value appraisal for the CRA. Your accountant will confirm the date the value is needed as of.

Can you value a Grand Bend property as of a past date?

Yes. Retrospective appraisals are common for estates, where the valuation date is the date of death, and for separation, where it is usually the date of separation. The appraiser researches sales and market conditions as of that date.
