The Appraisal Institute of Canada’s recommended practice is for each party to obtain their own independent appraisal. This ensures that both sides have a valuation prepared solely in their interest, which strengthens each party’s position in negotiations or court proceedings. While some couples agree to rely on a single appraisal for simplicity, having independent valuations is the professional standard — particularly in contested or high-value separations.

Ontario’s Family Law Act typically requires the property to be valued at the ‘valuation date,’ which is usually the date of separation. This is called a retrospective appraisal. In some situations, a current market value is also needed — for example, if one spouse is buying out the other at today’s price. Important: each valuation date requires its own separate appraisal report. If you need both a retrospective and a current value, we can coordinate both reports as part of a single engagement.
