Residential & Mortgage Appraisals
A residential appraisal is an independent, certified opinion of a home’s market value. Lenders and mortgage brokers rely on it to approve purchases, refinances and private mortgages, and homeowners use it to price a sale or plan a move. Riverbend’s CRA, P.App. designated appraisers are approved with major Canadian lenders and serve London and Southwestern Ontario.

Residential appraisal questions
Answers for homeowners, buyers, mortgage brokers and lenders.
Will my lender accept a Riverbend appraisal?
Riverbend is approved with a wide range of Canadian banks, credit unions, mortgage insurers and appraisal management companies. See our approved lenders page for the current list, or ask your broker or lender to confirm before ordering.
Who is a qualified appraiser?
The Appraisal Institute of Canada (AIC) designates appraisers after years of training and experience. A Canadian Residential Appraiser (CRA, P.App.) is qualified to appraise individual undeveloped residential sites and dwellings containing not more than four self-contained family housing units. An Accredited Appraiser Canadian Institute (AACI, P.App.) is qualified to appraise a wide range of residential, commercial and industrial real property.
Why would I need an appraisal?
Buying or selling property is typically the biggest financial decision any of us make. An appraisal from a designated appraiser may be needed to obtain a qualified opinion of value for mortgage or lending purposes, give investors adequate information for investment decisions, support compensation when property is expropriated, or provide an expert opinion of value in legal disputes and settlements.
How is an appraisal different from a home inspection?
A home inspection reports on the condition of the building and its systems. An appraisal is an opinion of market value. The appraiser does note condition, because it affects value, but the report’s purpose is to establish what the property is worth.
How is an appraisal different from my MPAC assessment?
An MPAC assessment is a mass-produced estimate used to calculate property taxes, valued as of a fixed base date. An appraisal is an independent opinion of the fair market value of your specific property on a specific date, based on an inspection and comparable sales.
How much does a residential appraisal cost?
Every appraisal is quoted individually, because the scope depends on the property and the purpose of the report. Contact us with the address and what the appraisal is for, and we will provide a quote before any work begins.
