A serviced town in rural Middlesex Centre

Ilderton is in the Municipality of Middlesex Centre, in Middlesex County, northwest of London. The municipal office is on Ilderton Road. Middlesex Centre describes itself as predominantly rural, and its Official Plan expects most land to stay in agricultural use. Ilderton is the exception to the pattern, as one of only two Urban Settlement Areas in the municipality.

That status shapes the housing market. Urban Settlement Areas are meant to have the highest concentration of land uses and to take a significant portion of expected growth, and new development in them must be on municipal water and sewage systems. Ilderton is generally on municipal water and sewers, and it has one of the two wastewater treatment plants in Middlesex Centre.

The settlements around it are not all alike. Arva is also generally on municipal water and sewers. Denfield and Ballymote have municipal water and private sewage systems. Birr has partial municipal water, and Bryanston is on private services. Each of those differences matters in an appraisal, so we confirm how a property is serviced before selecting comparable sales.

Sales in Ilderton come first for a home in town, matched for age, lot and finish. If there are too few, we look at similar serviced homes nearby, and a buyer here may also be weighing homes in the north end of London. A rural property is a different kind of home and is compared with other rural homes. Ilderton keeps its own community life too, with a farmers market on Saturday mornings and the Ilderton Fair, typically held at the end of September. For the settlement to the southwest, see our Komoka page. For the city, see our London page.

What affects home values in Ilderton

Ilderton is a small serviced market with farmland and much smaller settlements around it.

  • One serviced town

Ilderton has municipal water and sewers, while several settlements nearby do not have both, so a nearby sale is not always a close comparable.

  • Growth in a small market

Ilderton is planned to take a significant portion of the municipality’s growth, so new homes sit alongside older ones and the two are compared with care.

  • Hamlets with few sales

Birr, Bryanston, Denfield and Ballymote are small, so a sale there can be rare and the appraiser may need to look further afield or further back in time.

  • Rural lots and outbuildings

Outside the settlements, wells, septic systems, lot size and outbuildings all shape a home’s value. Working farms are valued separately and are not part of a residential report.

  • Close to north London

London is nearby, which is part of how the appraiser reads local demand, though Ilderton sales carry the most weight for a home in town.

Appraisal questions in Ilderton

All frequently asked questions
Do you appraise homes in Ilderton and nearby communities?

Yes. We travel from London to Ilderton and across northern Middlesex Centre, including Arva, Denfield, Birr, Bryanston and Ballymote.

Is my Ilderton address actually in town?

Not always. A home just outside the settlement area may have different services from one inside it. The appraiser confirms the location and servicing before selecting comparable sales.

Can you appraise a rural home on a well near Ilderton?

Yes, when the property is residential. The appraiser values the house, the lot, the well and septic system and any outbuildings, and compares it with other rural homes rather than houses in town.

Where do comparable sales come from if little has sold in Ilderton?

The appraiser widens the search to similar homes in nearby communities and, where needed, looks further back in time. Each adjustment is explained in the report so your lawyer, accountant or lender can follow the reasoning.

Do you handle past-date appraisals for Ilderton properties?

Yes. An estate usually needs a value as of the date of death, and a separation as of the date of separation. The appraiser researches the sales and market conditions around that date.
