A railway village along Adelaide Road

Mount Brydges is the second largest settlement in the Municipality of Strathroy-Caradoc, in Middlesex County. The municipality formed in 2001 from the Town of Strathroy and the Township of Caradoc. The Official Plan places the village about 12 kilometres south of Strathroy, with the City of London 25 kilometres to the east.

The settlement took shape in 1829 and grew with the Great Western Railway in 1853. The municipality says its name honours surveyor Colonel Roswell Mount and Great Western Railway general manager Charles J. Brydges, and it was declared a village in 1906. The CN main line still divides it east to west, though the Official Plan notes there are no scheduled stops.

The village grew in a line along County Road 81, and its core runs along Adelaide Road between Regent Street and King Street. Single detached homes are the main housing type, with newer forms being built over time. Homes stand on both sides of the railway, and the plan says most recent residential activity has been to the south. So an older house near the core and a newer home south of the tracks are rarely good comparables for each other, and we match sales by era and setting.

Mount Brydges has municipal water and its own sewage treatment plant, and the Official Plan treats it as an urban settlement area. Outside it, new housing is limited and servicing changes. Melbourne has partial municipal water and private sewage systems, so we confirm the services before selecting sales. Glendon Drive leads east toward our Komoka page, and the larger town to the north is covered on our Strathroy page.

Land registry
Two land registry divisions cover Middlesex County, Middlesex East (No. 33) and Middlesex West (No. 34). The appraiser confirms which applies.
Conservation authorities
Strathroy-Caradoc is a member of both the St. Clair Region and Lower Thames Valley conservation authorities, and its Official Plan also maps Upper Thames River regulated areas. Ontario plans to consolidate conservation authorities, so these names may change.

What affects home values in Mount Brydges

Mount Brydges is a small serviced village with the railway running through it and countryside on every side.

  • A small village market

With fewer sales than a city, each comparable carries more weight, and the support behind each adjustment takes extra care.

  • North or south of the tracks

The CN main line divides the village, and the proximity of a home to it is one of the location factors we look at.

  • Older core, newer edges

Older homes near Adelaide Road and newer homes to the south differ in age, layout and finish, so we draw sales from a similar era.

  • Village or rural servicing

The Official Plan provides full municipal services for the village, not the countryside around it, so a rural home nearby is compared with other rural homes.

  • Between Strathroy and London

County roads connect the village to both, and buyers may be weighing homes in either place, which is part of how the appraiser reads local demand.

Appraisal questions in Mount Brydges

All frequently asked questions
Is Mount Brydges in Strathroy-Caradoc or Middlesex Centre?

Mount Brydges is in the Municipality of Strathroy-Caradoc, in Middlesex County. Nearby Komoka and Delaware are in Middlesex Centre, which has its own planning rules, so we confirm the municipality for every property.

Where do comparable sales come from in a village this size?

The appraiser looks in Mount Brydges first, matching era and setting. If there are too few, the search widens to similar homes in nearby serviced communities such as Strathroy and Komoka, with each adjustment explained in the report.

Does the railway affect an appraisal in Mount Brydges?

It can. The appraiser notes how close a home is to the CN main line and looks for comparable sales with a similar setting wherever possible.

Can you appraise a rural home outside Mount Brydges?

Yes, when the property is residential. The appraiser values the house, the lot, the water and sewage systems and any outbuildings, and compares it with other rural homes rather than houses in the village. The farm business and farmland are outside the scope of this report.

Can you appraise a Mount Brydges home as of an earlier date?

Yes. Separations and estates often need a value as of a specific past date. In a small village, sales near that date can be few, so the appraiser may look further afield and explains the reasoning in the report.
