Komoka-Kilworth and the settlements around it
Komoka is in the Municipality of Middlesex Centre, in Middlesex County. The municipality was formed on January 1, 1998 from the former townships of Delaware, Lobo and London. That last name means the old township, not the City of London next door. Kilworth sits beside Komoka, and the Official Plan treats the two as one settlement area.
The plan names Komoka-Kilworth as one of two Urban Settlement Areas in Middlesex Centre, along with Ilderton, and expects these areas to take a significant portion of the municipality’s growth. New development there must be fully serviced by municipal water and sewage systems. The secondary plan for the area calls for a range of housing, from singles and semis to townhouses, and a new village centre with Glendon Drive as a traditional main street joining the two communities.
Servicing is the first thing we check here. Komoka-Kilworth is generally on municipal water and sewers. Delaware has municipal water and private sewage systems, and Lobo is on private services. So a house on a Kilworth street, a home in Delaware and a rural property in the former Lobo township can be a short drive apart and still be different kinds of property. Comparable sales start with homes on the same kind of servicing, in Komoka-Kilworth first and then in nearby communities if there are too few recent sales.
The river and the rail line are part of the place. Komoka Provincial Park protects a stretch of the Thames, a Canadian Heritage River, and straddles the boundary with London. The 1912 Canadian National station in Komoka now houses the Komoka Railway Museum. For the city next door, see our London page. West along Glendon Drive, see our Mount Brydges page.
- Municipality
- Komoka and Kilworth are not their own municipality. They are one Urban Settlement Area in the Municipality of Middlesex Centre, in Middlesex County.
- Courthouse
- Family matters for Komoka homes are heard at the London courthouse, 80 Dundas Street, which Ontario lists as a Family Court Branch location of the Superior Court of Justice.
- Land registry
- Middlesex has two land registry divisions, Middlesex East (No. 33) and Middlesex West (No. 34). We check which one holds the title for each Komoka property.
- Conservation authorities
- Middlesex Centre lies within the jurisdiction of five conservation authorities, including Upper Thames River, Lower Thames Valley and St. Clair Region. Ontario plans to consolidate conservation authorities, so these names may change.
What affects home values in Komoka
Komoka-Kilworth is a growing serviced community with rural land and unserviced settlements close by.
An area planned for growth
As one of two Urban Settlement Areas in Middlesex Centre, Komoka-Kilworth sees new development alongside established homes, so we compare new and older homes with care.
Municipal or private services
Municipal sewers reach Komoka-Kilworth but not Delaware or Lobo, and that changes which sales are truly comparable.
Next to London
The boundary with the city runs close by, so a sale across the line may be useful as a comparable, with an adjustment for the location.
The Thames valley
Homes near the river can fall within floodplain or regulated areas that limit building and use. We check which conservation authority applies to the property.
Rural lots and outbuildings
Middlesex Centre is predominantly rural. For a home outside the settlement areas, lot size and outbuildings matter as much as the house. A working farm needs an agricultural appraisal, which is outside our residential scope.

Appraisal questions in Komoka
All frequently asked questionsIs Komoka part of London?
No. Komoka and Kilworth are in the Municipality of Middlesex Centre, in Middlesex County, just outside the city boundary. We confirm the municipality for every property, since it sets the local rules that apply.
Are comparable sales from west London used for a Komoka home?
They can be. The appraiser looks in Komoka-Kilworth first. If there are too few recent sales of similar homes, the search widens to nearby communities and, where they suit the property, to London, with each adjustment explained in the report.
Can you appraise a home on a well or septic system near Komoka?
Yes, when the property is residential. The appraiser confirms the water and sewage arrangements and compares the home with others on similar services wherever possible. We do not value farm operations.
Do you appraise new homes in Komoka-Kilworth?
Yes. For a newer home the appraiser compares recent sales in the same or similar developments, adjusting for lot, size and finish, and sets the home apart from older houses nearby.
Can you value a Komoka home as of a past date?
Yes. For a separation the date is usually the date of separation, and for an estate it is the date of death. In a community that has changed quickly, the sales used must be the ones that existed around that date.
