Riverbend Appraisals is a boutique appraisal firm located in London, Ontario which specializes in residential appraisals. Our team strives to produce high-quality and accurate appraisal reports for our clients. Appraisals are completed in a timely manner and are well-supported using market data and reliable third-party sources. Our home appraisals are completed by certified Canadian Residential Appraisers (CRA, P.App.) and are widely accepted by lenders, mortgage agents and brokers, real estate agents and brokers, lawyers, tax authorities and insurance companies.

An appraisal is an unbiased professional opinion of a home's value. Appraisals are almost always used in purchase-and-sale transactions and commonly used in refinance transactions. In a purchase-and-sale transaction, an appraisal is used to determine whether the home's contract price is appropriate given the home's condition, location, and features. In a refinance transaction, an appraisal assures the lender that it isn't handing the borrower more money than the home is worth.

ARYN VISSCHER -

PRESIDENT

Aryn Visscher, CRA is a Certified Residential Appraiser, REALTOR®, and real estate investor, and the founder of Riverbend Appraisals Ltd., a boutique appraisal firm based in London, Ontario. Aryn specializes in complex residential valuation assignments, including litigation support, estate matters, and high-value properties.

With extensive experience in appraisal for legal proceedings, Aryn has provided expert witness services and litigation support, delivering well-supported, defensible opinions of value for use in court and related matters. Her work is grounded in the standards of the Appraisal Institute of Canada (AIC) and CUSPAP, with a strong emphasis on clarity, transparency, and professionalism.

In addition to her appraisal practice, Aryn is an active real estate investor with a portfolio of rental properties, providing practical, market-based insight into valuation and investment analysis.

Aryn has also held leadership roles as Chair and Vice Chair of the London Chapter of the Appraisal Institute of Canada, where she contributed to advancing professional standards and supporting the local appraisal community.

JOSH AMENT -

Josh started in the real estate industry in 2013 in the residential mortgage space, and moved to the residential appraisal world in 2018. Josh became a licenced real estate agent in 2020, obtained a Bachelor of Arts degree from Wilfrid Laurier University in 2021, obtained his CRA designation with the AIC in 2023.  Josh is quite familiar with today's fast-paced real estate market. He enjoys obtaining information from different data points to identify trends within the market, and connecting dots which may not be visible to others. Josh enjoys discussing real estate objectives and strategies with his clients, and often is spotted riding a motorcycle to his appointments. 

ASHLEY BRADISH -

Candidate Appraiser, B.Comm, REH

Ashley is a recent University of Guelph graduate with a Bachelor of Commerce in Real Estate and Housing. With a strong academic foundation and a passion for property and market analysis, she brings fresh insight to the appraisal industry. Her eight years in the service sector strengthened her communication, attention to detail, and client-focused approach — skills that translate seamlessly into her work. Outside the office, Ashley enjoys soccer and spending time with family, balancing teamwork and continuous growth both personally and professionally. 

ALEXIS KELLY -

Candidate Appraiser, B.A

Alexis Kelly is a Candidate Appraiser with Riverbend Appraisals and a licensed REALTOR®. She holds a degree from Toronto Metropolitan University and began her career in Toronto’s FinTech industry, where she developed strong analytical, research, and communication skills that now support her work in residential valuation and real estate. Alexis is drawn to the balance between the analytical precision required in appraisal and the relationship-focused nature of real estate. Her combined experience allows her to approach each assignment with both technical diligence and a client-focused mindset. Having lived in rural Delaware, downtown Toronto, and several suburban neighbourhoods throughout London, Alexis brings a well-rounded understanding of diverse residential markets and the unique factors that influence value within each community.

COLIN ABBOT -

Colin Abbot is a licensed Real Estate Broker and the Director of Operations at Riverbend Appraisals. He holds a degree in Economics and Finance from the University of Waterloo and brings over a decade of experience in the London and surrounding area real estate market. At Riverbend, Colin oversees day-to-day operations and digital strategy, ensuring the firm delivers fast turnaround, clear communication, and a seamless experience for every client and referral partner. His background in finance and hands-on real estate experience give him a sharp understanding of property values, market trends, and the details that drive results.
